Lower Milford Township requires a two-stage approval. First, we submit a Zoning Permit Application to the township’s Zoning Officer. Once that is approved, we submit the Uniform Construction Code (UCC) application for the building permit. We manage both for you.
The township uses a third-party agency named Cowan Associates to handle all technical plan reviews and on-site building inspections. We coordinate directly with their inspectors to ensure your deck is 100% compliant.
To comply with the state building code, which the township enforces, all deck footings must be a minimum of 36 inches deep. This ensures the footings are placed below the frost line to prevent your deck from heaving in the winter.
The township requires that we are registered with the state (PA HICPA) and provide a current Certificate of Workers’ Compensation Insurance before any permit is issued. We are fully registered, and our documentation is on file.
We schedule all mandatory inspections with the third-party agency (Cowan Associates). The two most critical are the Footing Inspection (which happens after the holes are dug but before we pour concrete) and the Final Inspection after the deck is fully built.
The Zoning Permit confirms the deck’s size and location meet township setbacks (how far it is from property lines). The UCC Building Permit (reviewed by Cowan Associates) confirms the deck’s construction (footings, lumber, railings) meets all state safety codes.
